Kohde soveltuu hyvin töitä pelkäämättömälle raivaussahatöistä innostuneelle henkilölle. Täällä on kaikki mahdollisuudet painaa "laikka punaisena" koko palstan alueella. Mutta vitsit vitsinä, totta on se että sahattavaa riittää, kiitos rehevän maapohjan ja vuosikausien hoitamattomuuden. Ennakkoraivausta, taimikonharvennusta ja nuorenmetsänkunnostusta on n. 8 hehtaarin alueella. Maapohjat ovat rehevät n. 91% on tuorettakangasta ja se loppu 9% lehtomaistakangasta. Kasvut sen mukaisesti laskennallisesti jopa 7m3/ha/v tasolla. Puuston ikääntymisestä huolimatta arvioitu kasvu on ennusteen mukaan 2040- luvun puolivälin paikkeilla n. 5m3/ha/v tasolla. Hakkuitakin voi tehdä 10- vuotiskaudella n. 300m3 verran. Toki osa nuorenmetsänhoitokuvioista voi raivaussaha käsittelyn jälkeen olla vielä moto käsittelynkin tarpeessa. Kohteen rakennukset ovat olleet 18 vuotta tyhjillään, rakennuksilla on ollut vapaa-ajankäyttöä viimeksi vuonna 2022 jonka jälkeen ne ovat olleet täysin käyttämättöminä. Rakennukset ovat käytännössä purkukuntoiset ja ne myydään purettavaksi. Vesi- ja sähköliittymät löytyvät jos tähän haluaa vaikka uudempaa rakennusta pistää pystyyn. Kohteen pellot on vuokrattu viljelyyn. Kohteelta on vuokrattu myös alue Jätekukko Oy:lle jätteiden aluekeräyspistettä varten.

Time limit for the conclusion of the sale
The buyer undertakes, in accordance with the seller's terms of sale, that the real estate transaction must be completed within 6 weeks of the accepted purchase offer. However, if the completion of the real estate transaction is delayed by more than 8 weeks due to reasons attributable to the buyer's bank, the seller has the right to withdraw from the transaction without compensation.
